If you are offering your Borrowers the FHA 203(k) Rehab Loan, should you trust your
Clients to a new, inexperienced 203(k) Consultant or with someone with extensive and
proven experience.
Tom has performed, well-over 1500 203(k) Inspections, Work Write-Ups and Specifications of Repairs. He has also been employed by HUD, as a Sub-Contractor, to perfom dozens of case audits, evaluating the work of other 203(k) Consultants. Many major investors are counted among his client list. Several have called upon him to work-out problem cases and to perform case audits.
He is proficient in performing the required HUD Work Write-ups, Specification of Repairs, Feasibility Studies, Plan Reviews and Draw Request Inspections and delivering them in a timely and professional manner. Most reports, which are 20 to 30 pages, are completed and delivered to the appropriate parties, within 3 to 5 business days, of the intial inspection, with the borrower.
A completed Specification of Repairs must be given your Appraisor, prior to the Appraisor visiting the property and completing the appraisal. With the Specification of Repairs, in hand, the Appraisor, per HUD Guidlines, can give you an “After Value” appraisal, rather then an “As-Is” appraisal.
Do not hesitate to call, to discuss any scenario you may have, prior to having your client pay for a home inspection, etc.
If you are located in Southern California, he is available for presentations to Realtors, Loan Officers, Non-Profits and other groups interested in the HUD 203(k) Rehab Loan Program. The presentation includes handouts, which outlines the procedure for completing a 203(k) Rehab Loan and ample time for answering questions.
